OneOneFive Hamilton Hill (WA) makes water sensitive infill a reality
The former Hamilton Senior High School site in Perth is set to be transformed into a thriving, sustainable residential community.
It will employ precinct-level innovation and development approaches with the potential to impact future policy and industry frameworks and establish a high standard for residential infill redevelopments.
The CRCWSC is watching this exciting DevelopmentWA project's progress, particularly its strong focus on water through localised infiltration of stormwater for passive irrigation, groundwater replenishment and urban heat mitigation. The project is also strong on material recycling and biodiversity enhancement.
Known as OneOneFive Hamilton Hill, the new estate will feature approximately 232 lots and offer a diverse range of new housing options, including single residential homesites, terrace homes and micro lots along with four grouped housing sites.
Residents at OneOneFive Hamilton Hill will be part of a thriving new community, with quality public open space including nature play areas, a kick-about space, barbecues and cycle paths, and access to excellent transport links and existing infrastructure. The estate is positioned on a great site on top of a hill overlooking the ocean where design began with responding to the natural topography and existing vegetation.
As a DevelopmentWA Innovation Through Demonstration project, OneOneFive Hamilton Hill is targeting the highest levels of sustainability and aims to deliver an ecologically sensitive development—minimising water and energy consumption, while retaining the site’s landform, trees and biodiversity.
Launched on 20 October 2020, the project has been awarded the maximum 6 leaves for EnviroDevelopment certification by the Urban Development Institute of Australia. EnviroDevelopment is a scientifically-based branding system designed to make it easier for purchasers to recognise and select more environmentally sustainable homes and lifestyles.
OneOneFive Hamilton Hill will also celebrate and reflect the site’s history as a school, and its Indigenous heritage, through street names, public art, and built form.
Documenting the journey as a WaterWise Exemplar Project
As part of the DevelopmentWA project at the Hamilton site, Josh Byrne & Associates (JBA) is documenting the journey of delivering best practice waterwise residential infill outcomes, which will be published as ‘A guide to a Waterwise Development’. DevelopmentWA, Water Corporation, Department of Water and Environment Regulation (DWER) and the City of Cockburn support this initiative and the first phase which documents the planning, design and approvals stages of the project has been completed. The Guide will be updated over time to capture and communicate the learnings from OneOneFive Hamilton Hill through the construction, as well occupancy and maintenance phases.
The aims of the Hamilton Hill redevelopment align with the water sensitive cities goals contained in the CRC for Water Sensitive Cities’ WSC Index. There are also plans to use the CRCWSC’s Scenario Tool and the INFFEWS Value Tool in later stages.
