Capitalised non-market benefits of local government involvement in the planning of residential developments
Summary
This study examines whether higher levels of local government involvement in the early stages of residential infill planning results in project that provide higher levels of amenity. It used a hedonic pricing model to examine house prices in 3 South Australian council areas since 2000, examining the level of local government involvement: limited, medium or high. The analysis shows a 'high' level of council involvement is associated with higher house prices.
